  TENANT QUESTIONS:  
 

1. How do I qualify to rent?
You must complete a rental application, after viewing the property. We will run credit on everyone 18 years of age, and older, get current and previous rental references and verify all income. Once all information has been gathered we will present your application to the homeowner for final approval. The information here does not limit what we may require to process your application. There is a non-refundable application fee.

2. How long does processing take?
Processing may take anywhere from 24-48 hours for a completed application. Immediate (same day of application submission) move in is not permitted.

4. Who pays utilities?

Although each property has different requirements for utilities, generally, the tenant is responsible for electric, water, gas and trash.

5. Where do I pay my rent?
Alliance Realty Management P. O. Box 64093, Lubbock, TX 79464-4093.

6. When is my rent due?

Your rent is due on the first day of every month, regardless of the day of week or if the first of the month falls on a holiday.

8. Do you accept pets?
All pets are approved on a case by case basis.

9. Do I have to give a thirty day notice to move?
Yes. A thirty day notice must be given on the first of the month for the last day of the calendar month. For example, if you give notice on September 15th to move out on October 15th your notice will not be accepted as this is not a “calendar” notice. You must give your thirty day notice on September 1 to move on September 30th. Thirty day’s notice is required even if you are moving out at the end of your lease.

 
     
  MANAGEMENT QUESTIONS:  
 

1. Who does the tenant call for repairs and emergencies?
The tenant will always call Alliance Realty Management directly to arrange for repairs and emergencies. The tenant will not have any contact with you and will not, in most cases, know the property owner. Alliance Realty Management will be their only contact by email and mobile phone in case of emergency.

2. How is the rent collected and how do I pay for your fees?
Alliance Realty Management is responsible for collecting all rental income on a monthly basis.  The management service fees are deducted from your income prior to depositing the rent in your account.

3. What makes Alliance Realty Management different from other Property Management companies?
The Property Manager at Alliance Realty Management work in a similar structure to that of Real Estate Sales Representative. What this means for you is that essentially I  work independently for my clients to provide them with personal service that a Property Manager working 9-5 in an office cannot. I am available for our clients 7 days a week by mobile phone or email and we are also available to do evening and weekend showings to make sure that we find the best tenancy for your investment.

Where will you advertise my property?
Alliance Realty Management utilizes the Internet to its fullest to advertise and attract qualified tenants for your investment property. We have accounts with many of the sites available to us as Property Managers and also use our own website to show your property to its fullest potential.

What criteria do you use to choose a tenant?
Alliance Realty Management takes a full application on each and every tenant that we place in our clients’ properties. With this application the tenant signs authorization to perform credit and reference checks as well as criminal checks (only done if necessary). This information gives us a history of financial responsibility, confirms previous addresses as well as giving us work history and income verifications.
Alliance Realty Management does not deny applications based on race, color, religion, sex,
handicap, familial status (having children or seeking custody of children), or national origin.

When do you do showings?
Simply, whenever the perspective tenant wants, within reason of course. If a property is currently tenanted we are limited as to how often and when we can show the property, however, with a good working relationship with the tenant we rarely have conflict. Preferred showing times are during the daylight hours to show the property in it’s best light but unfortunately schedules don’t always permit and this can be difficult in winter months, this makes Saturdays and Sundays very popular days to conduct showings.

Do you guarantee the tenancy?
No, unfortunately we cannot guarantee tenancies. This is due to basic human nature that is not easily predicted. We could place the perfect tenant and have no problems for years until a change in the tenant’s life, job, divorce, or even family tragedy. With these types of unpredictable events possible in every one's lives financial hardship can change everything. In most cases, the tenant understands their personal situation and deals with it in a professional manner with little or no interruption to the Landlord’s income.
